Immediately west of the Grey Box Forest is 61-hectares of vast, rolling and picturesque native grassland. Calling the grassland home are a variety of wildlife and birds, along with plants, including native kangaroo and wallaby grasses.

Perched on top of Greenhill is a 10-hectare permanent green wedge. Picturesque and elevated, it affords views of Eynesbury, Melbourne and the distant You Yangs and Macedon Rangers. In the near future, walking tracks and viewing platform are also proposed.

Mount Mary Road is a major piece of infrastructure that will connect Eynesbury with booming suburbs of Wyndham, including Werribee via Ballan Road. The road will save 25 minutes each way from Eynesbury to Werribee.

House and land packages are popular because buyers can know the combined price of their home and land from the outset, and reduce the amount of stamp duty paid as under a house and land package with two contracts you only pay stamp duty on the land.
As a rule of thumb, house and land packages require a 10% deposit on the land and 5% on the house when you sign your contracts.
